Follow a Home Metrics inspector as he shows you how easy it is to create a new inpection, take HD pictures related to various categories, use library items, plan your walk through and generate comprehensive high definition PDF reports for your customer.
Here is Challenge #1 of your training on the Home Metrics iPad App.
1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Select Add Finding
5. Select Structure Category
6. Select Doors, Ext/Int sub Category
7. Scroll down and touch the last record where it says Tap to Place Picture
8. Select Camera
9. Take a Picture of Any Closet Door
10. Select Use Photo
11. Select the Show Library icon
12. Select “Closet doors need to be adjusted” by touching the copy icon
13. Touch the Paste icon directly to the far right of the closet door picture you just took and see that the text pasted in and $45 has been entered into the Amount field above the image.
14. Select the Plumbing Category
15. Select the Drains, Wastes, Vents from the Sub Category
16. Tap to Place Picture
17. Select Camera
18. Take a picture of a tub
19. Use Photo
20. Select the Show Library icon
21. Scroll down the “repair clogged drain” entry and touch the copy icon
22. Touch the Paste icon directly to the far right of the tub picture you just took and see that the text pasted in and $201 has been entered into the Amount field above the image.
23. Select the Electrical Category
24. Select the Branch Circuits, Con. Devices, Fixtures Sub Category
25. Tap to Place Picture
26. Take Picture of an electrical outlet close to the kitchen sink
27. Select the Show Library icon
28. Select the “GFCI outlets needed in kitchen area.” Entry by touching the copy icon to the far right
29. Touch the Paste icon directly to the far right of the electrical outlet picture you just took and see that the text pasted in and $197 has been entered into the Amount field above the image.
30. Select Home at top left of screen
31. Select the Signatures & Reports Menu Bar
32. Touch the Inspector Approval Signature field=
33. Sign your Inspector Signature and touch Accept top right
34. Select from the pull-down button top right and select the Remediation Estimate report
35. Type in your Inspector Name next to “Dear John Q: Your Name” so we know who you are in class.

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Select Add Finding
5. Select Plumbing Category
6. Select Drains, Wastes, Vents sub Category
7. Scroll down and touch the last record where it says Tap to Place Picture
8. Select Photos
9. Select All Photos
10. Select the infrared Drain Pipe photo
11. Select Touch to Add Text beside the new infrared photo and type in the comment “Infrared inspection shows no blockage in drain pipe.”
12. Select Heat/Air Category
13. Select Heating Equipment sub Category
14. Look at the first picture of the dirty furnace. Notice that the Insurance Item check box has been marked. However, this is not an insurance related finding so deselect the check box and notice the Insurance Item text disappears.
15. Touch the Goto Comments icon which has a pencil and paper look.
16. You are now in the general comments portion of Heat/Air category and Heating Equipment sub category
17. Touch the Edit List icon beside the Source pull down list
18. Touch the Touch to add value field and enter the word “Electric” as an additional source
19. Touch the Source pull down list and select your new source “Electric”
20. Touch the Trash icon to delete the text in the comment field
21. Select the Show Library icon
22. Scroll down and select “Furnace filter in condition. Recommend changing filter every 30 days. Filter size is ” by touching the copy icon
23. Touch the Paste icon directly to the far right and above the comments field.
24. In the comments section add the text 24”x30” at the end of the text so the last sentence reads: “Filter size is 24”x30””
25. Select Home at top left of screen
26. Select the View All icon at bottom right
27. Scroll through all pictures associated with this inspection
28. Select Home at top left of screen
29. Select the Signatures & Reports Menu Bar
30. Select from the Reports pull-down button top right and select the Pictures & Commentary report
31. Type in your Inspector Name next to “Dear John Q: Your Name” so we know who you are in class.
32. Then touch Send

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Select Main Details & Attendees menu bar
5. Select the Walk Through Attendees by checking Client and Buyer’s Agent
6. Touch the Buyer’s Agent Name field and notice a list of agents appear showing John Q Agent. Select John Q Agent and his information automatically populate the remaining fields
7. Touch Done
8. Select the Payment Info Menu Bar
9. Select from the Payment Type pull-down button and select Check
10. Touch the Payment Received Checkbox so it is selected
11. Touch the Fee button which now reads 350 and change it to 300 as your inspection fee.
12. Select the Supplemental Tests Menu Bar
13. Select from the Infrared pull-down button and select Elevated Levels detected
14. Touch the Radon Reading field and enter “9.2”
15. Touch the Device Location field and select Basement
16. Select the Appraisal Improvement Data Menu Bar
17. Notice there are many items shown as being present on the property but actually there is no solar. Touch the Solar item to deselect the checkbox.
18. Select the Signatures & Reports Menu Bar
19. Select from the Reports pull-down button and select the Radon report
20. Type in your Inspector Name next to “Dear John Q: Your Name” so we know who you are.
21. Then touch Send
22. The mail item will send as long as you have connected to WiFi.
Here is Challenge #4 of your training on the Home Metrics iPad App.
1. To start we’re going to put your company logo in the Home Metrics app so it appears on the reports you generate as PDFs and send to your clients
2. The easiest way to do this is to have your logo file emailed to your iPad mail account
3. Open the mail app
4. Open the email containing the logo picture
5. Click on the Picture and Save Image
6. Click on the Home button of the iPad
7. Open the FileMaker Go Icon
8. Select the Home Metrics App
9. Be sure you are on the list view showing your list of inspections
10. Touch Preferences
11. Touch the Your Company Logo field
12. Touch Photos, then All Photos
13. Select the Logo File
14. This preference window is where you keep your default inspector information
15. Touch the Company Website URL and enter www.homemetrics.com
16. Notice the standards of practice is set to InterNACHI, you can select other SOPs as needed but let’s leave this on InterNACHI for now.
17. Touch done
18. Touch the SOP button at the bottom
19. This loads the SOP from InterNACHI because we chose it as our default. The information found here is directly from the InterNACHI website you know you’re always getting the latest information straight from the source. It might take a moment to load the page depending on your internet connection speed.
20. You can scroll through the SOP or touch a specific link and jump to that section. Touch Electrical and see how it takes you right to the electrical section.
21. Touch Home
22. Touch the sort button on bottom right and select Repair Estimate, notice that the list now sorts by the repair estimate or remediation amount
23. Touch Client Last Name, see how it sorts by the client last name
24. Touch City, see how it sorts by property City
25. Touch Inspection date, and you’ll always get your latest inspection at the top
26. Touch Zoom Lock, Pinch to Zoom is now activated which means you can zoom in on the screen. Most prefer to not have Pinch to Zoom so touch Zoom lock again and deactivate the feature.
27. Select the John Q sample report
28. Select the Signatures & Reports Menu Bar
29. Select from the Reports pull-down button and select the Acceptance Receipt report
30. Type in your Inspector Name next to “Dear John Q: Your Name” so we know who you are.

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Select Add Finding
5. Select Plumbing Category
6. Select Water Supply Sys Fix. sub Category
7. Scroll down through the many pictures as you review the various findings you have already created. Your standing in the kitchen and see the Microwave and say, hey, I need a picture of that
8. Scroll all the way down and touch the last record where it says Tap to Place Picture
9. Select Camera
10. Take a Picture of a microwave
11. Select Use Photo
12. Now because we may have missed other items, let’s click view all and look at all the findings so far. You can see there are extensive photos already. That’s a good thing because we are visual inspectors. You can never go wrong by taking too many pictures.
13. Scroll down to the Plumbing section of pictures and find the microwave picture you just took. You realize that the picture is under the wrong category and sub category. It does not belong in plumbing. A microwave belongs in the Appliance category Microwave sub category.
14. Simply click the blue text beside the dishwasher picture which reads Plumbing, Water Supply Sys Fix and that opens up that sections findings. Scroll down to your microwave picture at the bottom.
15. Touch the microwave picture twice to display the Cut, Copy, Paste, Delete menu. Touch Copy to copy the microwave picture.
16. Select the Appliances Category
17. Select Microwave from the Sub Category
18. Touch Tap to Place Picture two times and then touch Paste
19. Now we know the Microwave picture is in the right Category and Sub Category
20. Select the Plumbing Category
21. Select Water Supply Sys Fix. sub Category
22. Scroll down to the dishwasher picture and now we need to delete this entry because we know it is safely in the Appliances Microwave section
23. Touch the Trash Can icon just above the text area beside the dishwasher picture.
24. Then touch yes to confirm you really want to permanently delete this record.
25. Touch View All
26. Scroll down and make sure the microwave finding is in the proper category and sub category.
27. Select Home at top left of screen
28. Select the Signatures & Reports Menu Bar
29. Select from the pull-down button top right and select the Pictures & Commentary report
30. Type in your Inspector Name next to “Dear John Q: Your Name” so we know who you are in class.
31. Then touch Send

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the Template to Clone Inspection from the list
4. Select Add Finding – Notice there are no pictures in this section
5. Select View All – Notice there are no pictures whatsoever
6. Select Add Finding
7. Touch the Goto Commentary Icon – Notice there is general information in the comments field as well as the status being I or inspected and the foundation type being concrete. This template is used to speed up the inspection reporting for you as an inspector when there are common comments that get entered into most of your inspections. We will take about how to make new templates in a subsequent video. Just be aware that whenever you clone any inspection report whether that be one marked as a template or another inspection, that inspection is cloned, and all pictures and commentary and remediation items are removed as well as any client information that belonged to that previous inspection. Any time you clone an inspection, only the general commentary information stays intact. Now, let’s clone this template and begin a brand-new inspection based on this template.
8. Touch Home
9. Select Clone Inspection
10. The app will attempt to automatically detect your location and enter the full address for you. If it does, great, be sure to make sure the address is correct, if it is not, correct the text in each field. A zip code is always required before you can send any reports.
11. Enter the client information. A phone number and email address are always required before you can send any reports.
12. Select Main Details & Attendees menu bar
13. Enter the inspection date
14. Enter the start time
15. Enter the walk-through time
16. Enter the temperature
17. Select the Weather button, choose Partly Cloudy
18. Touch the blacked out Main details & attendees menu bar to make the popup window go away
19. Touch the Tap to Place Main Elevation Picture field
20. Touch Camera
21. Take a picture of the main elevation of the house
22. Use Picture
23. Now swipe the picture across to the left and touch the Tap to Place Picture field
24. Touch Camera
25. Take another picture of any side of the house
26. Use Picture
27. Touch Add Finding
28. Be sure you are in the Structure category and Foundations sub category
29. Touch tap to place picture
30. Take a picture of a crack in the driveway or sidewalk
31. Use picture
32. Select the Show Library icon
33. Scroll down and select “Concrete pad has settled and cracked. Recommend lifting small pad to eliminate the trip hazard ” by touching the copy icon
34. Touch the Paste icon directly to the far right of the driveway or sidewalk picture you just took and see that the text pasted in and $300 has been entered into the Amount field above the image.
35. Now based on what you’ve learned in previous challenges, take at least 5 more pictures of any finding that you feel need remediation on the home. Make sure you select the proper category and sub category before taking a picture and entering either library items or your own free text. Have fun with it and good luck!

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Notice you are looking at a list of all inspections, now let’s look at All Contacts
4. Select All Contacts – currently there is only one contact in the app
5. Touch John Q Agent – here is where you enter relevant contact information such as their phone number, email address, their website URL and more. Under the company name John Q Agency notice there are two entries that read Agent and Agent. The first entry is the actual Job Title. The second field is the Group to which you want this contact to belong. Touch the Group field to see what categories are available. A majority of the contacts you will enter will be Agents. Rarely does an inspector enter buyer or seller information as a contact record because that is part of the inspection report. If you touch the globe icon beside the website url you will be taken to that Agent’s website. If you touch the mail icon beside the email address an email will be generated within the mail app so you can email that agent. Let’s click cancel, Delete Draft.
6. Let’s add a new agent record. Touch New Contact.
7. Touch Ms.
8. Enter the First Name Jennifer
9. Last Name is Johnson
10. Company is Johnson Brokerage
11. Job Title is Agent
12. Group is Agent
13. Workphone is 555-555-1111

17. Touch All Contacts, see that Jennifer is now in your list of contacts and sorted by last name
18. Touch All Inspections
19. Touch the new inspection that you created in the last exercise, not the John Q Sample report or the Template to clone
20. Touch the Main Details & Attendees menu bar
21. See that the Buyer’s agent fields and the Seller Agent fields are empty.
22. Touch the Buyer Agent field and you will now see Jennifer Jones as a selection option. This is because you chose the Agent Group on her contact record. Only Agent group members will display when you touch the Buyer Agent Name field or the Seller Agent name field. Select Jennifer Jones and notice that it populates the remaining fields.
23. Touch All Inspections.
24. Select the John Q Sample Inspection
25. There is also another quick way to create an agent contact record within the inspection report.
26. Touch Main Details & Attendees
27. Notice the Seller Agent fields are empty and the Seller’s Agent label is in blue color
28. Touch the Seller Agent Name and see the list of Agents, however the seller agent you want to enter is not in the list. Don’t worry, simply type in the Agent Name in that field, enter the email address, enter the phone number. A contact record for that seller agent is automatically created in the contact section of the app. Notice the blue label Is now green. Touch the Green label and you are automatically taken to the contact record.

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Select Add Finding
5. Select Structure Category
6. Select Ceilings/Floor sub category
7. Select Show Favorites Library icon
8. Scroll down and see the various favorites you have so far. There are over 500 pre-built favorites in library. Look through them, feel free to add verbiage, modify as you see fit. To jump from one category to the next, simply touch a category, touch a sub category. Let’s stay in the Ceiling/Floor sub category.
9. To add a new entry, scroll to the bottom and touch add text area next to the Image field. Let’s enter Install Carpet as a favorite. Now touch the Home Advisor Category drop down list and select Carpet – Install. Doing this ensures that if the buyer clicks on your finding to Install Carpet, they will be able to have Home Advisor background checked carpet installers in their local area reach out to them for bids or questions.
10. If you know the what approximate cost of installation might be in your area, go ahead and enter an amount. This can always be changed or adjusted, but let’s enter $500 as a default.
11. Select Sub category Porch, Balcony, Deck, Carports
12. Notice there are many favorites in this section and that there is an image field beside each entry. Every time you actually use a favorites library item it tracks its use and sorts the library items by that usage count. So, you will always get your most used favorites library items at the top of the list.
13. Often times an inspector wants to educate the buyer on a finding and would like to include an image as part of the education. Let’s add an image to one these library items. How about the missing deck joists hangers noted. But first, let’s find a good diagram that will educate the buyer.
14. Touch the Home button of the iPad, not within the app, the actual home button of the iPad
15. Touch the Safari browser icon
16. Goto google.com and enter Deck Diagram
17. Scroll down and find an image that best represents what you are looking for. This one looks good. Touch and hold until you get the Copy menu, touch Copy
18. Touch the iPad Home Button
19. Touch the FileMaker Go icon
20. You should still be in the Favorites Library for Porch, Balcony, Deck
21. Tap the image field beside missing joists hangers noted, then touch Paste menu item, the image is now part of your library. Touch the copy icon.
22. Now touch the paste icon and see that your new image appears, along with the text as a new finding.
23. If you want this entry to appear at the top of the list touch the sort buttons and rearrange the sort order.

26. Select from the pull-down button top right and select the Remediation report
27. Then touch Send

1. Open the FileMaker Go Icon
2. Select the Home Metrics App
3. Select the John Q Sample Inspection from the list
4. Notice that is says Residential above the Elevation picture
5. You may have just done a residential inspection for this buyer but now they also want you to do a WDO inspection for them. It’s very easy to do.
6. Touch Inspection type pull down list and you will see that there are these other types of inspections you can perform. There are video challenges on each one of these but let’s choose WDO
7. Select Add Finding
8. Notice that the layout for a WDO inspection is a little different than what you’ve seen previously. This layout contains the information you need to gather and report on. Go through and mark the areas that apply in your inspection.
9. If you need to take any pictures, click the Goto Pictures icon
10. Tap to Place Picture if needed and enter any description that might be necessary.
11. Select Home
12. Select the Signatures & Reports Menu Bar
13. Now the WDO report has fields for the buyer signature and the seller signature. If you are in a position to gather both before you generate the report, great. Otherwise, gather what you can and send the report. Some lenders require buyer and seller signature, but they can always sign the PDF file that you send.
14. Select from the pull-down button top right and select the WDO report
15. Then touch Send
16. The mail item will send as long as you have connected to WiFi.
17. Now let’s actually take a look at the WDO report that was just sent
18. Touch the round down arrow icon at the top left of the ipad and then touch Launch center
19. Touch the device icon at the bottom of the screen
20. Scroll down and select the John Q Sample WDO pdf file
21. This is the standard national Form NPMA-33 report
